Tuesday Trip - Ride the Steam Trains in Leakin Park, Baltimore, MD

Leakin Park in Baltimore hosts live steam trains every year.  The steam trains run from April through November on the second Sunday from 11:00 am to 3:00 pm. 

It's a great day out for the family.  Bring a picnic lunch, blankets and spend the day.

Leakin Park is located off  WINDSOR MILL ROAD, two blocks east of FOREST PARK AVENUE.  Look for two, eagle-topped, stone gate posts and turn into the park. The Station canopy will be seen on your right. A free parking lot is on your left on the other side of the stone wall after you pass the station.

Everyone can now discover the lost age of steam railroading. You will find a railroad station and a two track main line. Our large scale steam trains carry passengers with ease. The trains are 1/8th full size and are mostly pulled with coal burning live steam locomotives. As you ride through the park our trains will carry you around both our Northern and Southern Divisions and past our yards and buildings. This is a great day out for the family.  We go regularly.  Even the older kids like to ride the rails.  Rides are free, but donations are welcome.

The steam trains are run by the Chesapeake and Allegheny Steam Preservation Society. The railroad is part of a privately financed, operated and maintained miniature steam power museum.

It's Restaurant Week in Baltimore - January 23 to Feb 1, 2009

Just a reminder that it's winter Restaurant Week in Baltimore this week.  I posted about it a few weeks ago, and you can read about it here

There are restaurants all over the Baltimore area that appeal to everyone's taste buds.  And, you can make your reservations online

If you are in the mood for Greek food, The Acropolis is a great place to get authentic greek cuisine.  It is located in Greektown on Eastern Ave. 

Babalu's Grill is great for Cuban food, it's located near the Inner Harbor and in warmer weather has a patio.  And, right next door is Ruth Chris Steakhouse. 

Cafe Hon is located in Hampden and serves great American style food.

Della Notte in Little Italy is a great place to have lunch.  This is one of my favorites on the list.

G & M Seafood has some of the best seafood in the area. 

There are so many great restaurants on the list, you could try a different one every day for lunch and another every night for dinner!!  And, what a great way to get to know what the Baltimore has to offer.

Market Update for Glen Burnie, Anne Arundel County, Maryland for Week Ending January 24, 2009

The new year is upon us and I have seen an increase in the number of phone calls our office is receiving from buyers looking for homes and investment properties.  Every day since New Year's Eve has provided us with at least one good solid call from a new buyer.  The market remains fairly stable despite the drop in interest rates.  The number of new listings has decreased but we are still seeing a similar number of homes going under contract and settling.  I'm surprised I'm not seeing more individuals making the decision to buy with so many great deals available.  The weather is unseasonably mild this week, with temperatures today reaching 60 degrees.  Many people have put off their home buying for the seasonal activities of Christmas, Hannukah and other festivities.  It will be interesting to see how this all changes with the changes in the FHA and Jumbo loan limits and adjustments in the interest rates.  Overall, there has never been a better time to buy, than right now.

In this class,the instructor covered certain things such as what you can do to gain an edge over your competition and understanding what you need to know about today's customers. Here are some of the things that were said in the class.

  • Control-To be very involved in the process.
  • Quick response-RESPOND IMMEDIATELY.
  • Expect an internet savvy professional-If you don't know them,you can lose them before they get to you.

Before they get to you,they have already done their research/homework. Internet customers want quick and easy access to information,a lot of information,relevant and reliable information,anonymity which allows them to search online and not identify themselves and they want information NOW.

84% of first time home buyers start their home search online. Internet buyers have already done the legwork. Pictures get 300% viewing more than listings with no picture. So all you real estate professionals with no pictures on your listings,if you want to improve the chances of getting your million dollar listings sold,have pictures for them.

So how are today's real estate consumers? The average home buyer is 26 years old,younger,more tech savvy,smarter because they have access to more information,have higher expectations and more dangerous-If they think they are smarter than you,you will lose them as a potential customer.

Here are the DO's and DONT's of a Website.

Website Do's

  • Your website should be updated real time- As soon as current information is available,you want people viewing your website to know about it.
  • You want a agent and customer friendly site.
  • Include a property search ( IDX or RETS )
  • Consider your selection of domain name.
  • Lead generation features.
  • Site needs to be rich content for search optimization.
  • Include good relevant local links.
  • Refresh content often- Make it content rich.
  • Advertise your website.
  • Stick with .com- Its more popular than .net.

Website Don'ts

  • No property search feature.
  • TMI- Too much information about you.
  • TMJ- Too much junk.
  • Stale information- Information that is not updated.
  • Mandatory/forced registration.
  • Ignore your leads.
  • Mistreat return vistors.
  • Keep your Web site a secret.

The instructor also told us that we should put our website on our voicemail- I keep forgetting to do that. All information should be on one page and you never want a horizontal bar on your website.

Also put a RSS Feed on your blogs and websites. Carnival of Real Estate is a great way to promote your blogs Real Estate Market Reports Blog Carnival. My instructor also mentioned www.bloggingsystem.com as a good blogging site.  Putting yourself into a virtual tour is a great way for people to know you. You should also never use music on your website. Why?You can get them in trouble when the music comes on. A lot of home buyers (who are very busy with less time on their hand) start their search online at work.

                                      Marketing your site

When you are marketing your site,you want to

  • Build your brand       

          Find your niche- Ex: Baby boomers,Military families,new home buyers,first time home buyers etc. You are trying to attract a large percentage of a small population. It doesn't mean that you forsake and alienate everybody else who might end up being your potential client.

         Contact local marketing companies that specialize in real estate branding.

  • Service your community.

          Reach out to multicultural customers.

  • Buy advertising through search engines.

Google AdWords: Keyword Tool-Auction on keywords. The more popular the word that's the one you want to buy-GREAT TOOL IF YOU WANT TO ATTRACT MORE TRAFFIC TO YOUR BLOGS AND WEBSITES.

  • Incorporate your web site into traditional advertising. Our instructor recommended a book called "Long tail" by Chris Anderson. He said that it is a great marketing tool book.

If you can translate your website into another language,it is a great way to gain more leads and business.

  •  You should always do a search on other real estate agents so you can know what you need to do to give yourself an edge over your competition.
  • Research from a customer perspective.
  • KISS- Keep it simple sweetie.

Baltimore Boat Show - January 21 - 25, 2009 at Baltimore Convention Center

When you live in Maryland you can't help but notice that a lot of activities are centered around the water and boating.  Waterfront property is at a premium and a lot of people own boats or wish they did.  Every January people flock to the Baltimore Convention Center on Pratt Street and Howard Street across from Camden Yard to see what's new in boating and to dream about summer activities on the water.
