Diary of a Realtor Turned Rehabber

Dear Diary,

My passion has always been old houses that need love and turning them into something beautiful or returning them to their one time splendor or better.  I've always worked very closely with some of my clients to find just the right property in need of some tlc and then helped them through the process so that the end product is something that someone would want to buy. 

The market has been a little slow lately for us and financing a little harder for some of my clients as has been initiative even though there are some great deals to be had. 

My friend, Betsy, and I decided to join forces and buy a house to fix up ourselves.  We have been scouring the mls and wholesale sources for months looking for just the right deal.  We've had several target properties go to multiple contracts.  Then last Wednesday morning the perfect property presented itself.  We were the first to see if when it came back on the market and wrote the contract right away.  It was perfect.  Too perfect!!  It's walking distance to two Universities, a hospital and downtown and in a great neighborhood where all the houses are in great shape (this is definitely the worst house in the neighborhood). 

Now, it's time to dust off my work boots and get busy putting this gem back together so that it's beautiful again.  I am so excited to have another project to work on.  My boots and tool belt have been calling to me.  Settlement is two weeks from today. 

The house was built around the 1920's and is the only duplex on the street.  All the others are single family detached homes.  Some of the homes date as far back as 1865 and at the end of the street is the historic A.U.M.P. Church that was founded in 1870 and is still going strong today.  The homes on the street are modest Victorian style homes with lovely front porches and some corbel windows in the dormers of the third floors. 

I finished my scope of work yesterday with the draws worked out.  I have hired my sub contractors already and I'm working on the changes for the floor plan to make it flow better.  Most of the materials are on site already to complete the job so I don't have to buy much except the kitchen and bathroom fixtures.  Tomorrow I'm heading to the Southern Sales Auction to look for items that we'll need to finish the job.  This trip is more for research than to buy, I'll wait until next months auction to actually buy materials. 

I really believe that now is the best time to buy.  Interest rates are super low and the inventory is high - so there are lots of choices for home owners.  This home would have been a perfect candidate for a FHA 203K loan for a potential home owner.  The numbers work amazingly and the whole neighborhood is made up mostly of homeowners who take real pride in their homes and in their community.

We should be able to complete this project by the end of June and have it ready to sell for the summer market. 

Betsy and I have a contract in on another property too.  It's a much smaller deal and doesn't need as much work and we can be out of that one in a couple weeks.  We are just waiting for the bank to look at our contract, which should be by next week.  We can do both of these at the same time and have the other one back on the market quickly and priced well to sell quickly so we can move on to the next one.

Market Update for Edgewood, Harford Co., MD for the Week Ending February 7, 2009

Edgewood Maryland is located in Harford County.  Edgewood is located north of Joppa and east of Bel Air in close proximity to Aberdeen Proving Ground.  Edgewood is conveniently located east of 95 and can also be reached along Rt. 7 and Rt. 40.  It is a convenient commute to Baltimore and also Aberdeen.  It is also served by AMTRAC which makes it easy to commute to DC.  Harford County provides affordable housing for many who seek a more laid back life style.  Harford County offers both rural and town living and something for everyone.

Market Update for Glen Burnie, Anne Arundel Co., Maryland for the week ending February 7, 2009

 The market remains fairly stable despite the drop in interest rates.  The number of new listings has decreased but we are still seeing a similar number of homes going under contract and settling.  I'm surprised I'm not seeing more individuals making the decision to buy with so many great deals available.  The weather has been changeable from record breaking cold to unseasonably mild this week, with temperatures today reaching 54 degrees.  Many people have put off their home buying for the seasonal activities of Christmas, Hannukah and other festivities.  Now with the economic stimulus changes and low interest rates it will be interesting to see how this all changes.  Overall, there has never been a better time to buy, than right now.

Spring Market, will your home be ready to sell?Spring Market

Every year spring brings out more buyers looking for the elusive perfect home.  Getting ready now can make the difference in selling or missing a buyer that would have loved your home.

We have about 6 weeks before we start seeing the normal surge in the spring market buyers in Michigan.  Taking the time now to prepare your home...getting it ready can mean more than than spring cleaning.  It can mean more than picking up newspapers and magazines. 

Preparing for the spring market on the inside can mean selling faster.  This means you have time to stage your home.  I am an Accredited Home Staging Specialist.  I have a guide that can take you step by step though the staging process.  This is not as good as being there in person but it can help you get started in the right direction.  I offer this service "Free" to every client that lists their home with our company.  You get our a copy of my "Home Staging Guide To Success". 

Staging Include the GarageStaging is so important that it is easy to find data showing the effectiveness of staging your home. I won't dazzle you with numbers...I would rather show you with the results when meet! Selling a staged home means a fast sale for a higher price when done right.  Having a trained eye help you do the right thing can make all the difference.  Staging also includes the garage...the photo to the left tells me...nobody is looking after the details!

But we have only addressed part of the staging for success sThe right touchestory.  You already know flow and openness is what buyers are looking for in a home.  They are also looking at closet space, room sizes and an image.  Color selection can change a room dramatically and is one of your lowest cost investments to a faster sale.  Lighter color open a room, lighting and fragrance can set a buyers mind saying yes before they know what happen yet they can be deal breakers too if done wrong.  Using color and space can help you sell faster!

A thorough cleaning is a must...make your home shine...but not smell like chemicals during showSee what a touch of color can do...ings!

Getting this done now will allow you to move the the all important Curb Appeal.  As soon as the weather breaks move outside because the inside is done.  Now look at where to put a splash of inviting color (flowers or hanging pots if appropriate)  look at your door mat is it to big or small for you entry door?  Is it lost it's fresh look...faded?  Low cost but very important.  Trim the yard, get rid of anything that is dead.  Freshen flower beds, lay down some mulch or bark if your landscaping is designed for it.  Fresh top cover with give your home a new look from the street.  The photo on the right show what a splash of color can do...what would you think without the flowers?

Here is the test...get in your car drive the neighborhood, look at the homes....does yours stand out or blend in?  It shouldn't' stand out because of a wild color...but it should stand out because it is crisp and clean, inviting.

So if you are a seller thinking of tapping into the spring market...now is the time to make preparations on the inside!  So you are ready to get your curb appeal done on the outside!
