Ask for Referrals - They are The Life Blood of Your Business

Way too often we are scared of asking for referrals. Is it the fear of rejection, or are you concerned about annoying your prized clients? If you're providing truly exemplary service, you shouldn't be ashamed to ask for the opportunity to provide that same service to other people your clients may know! In fact, it should be the next natural step after asking a client how your service was.

The way you ask this question, however, is very important. Open-ended questions help people to brainstorm, instead of giving them the chance for a simple "Yes" or "No" answer. Instead of asking, "Do you know anyone who could use my services?" ask, "Who do you know who might be thinking about buying or selling a home?" The difference in how they respond is amazing!

It's also critical to expect the referral. When your tone or facial expressions show that you don't really believe your client will have a good answer, they won't have one! Don't let your body language change your question into, "I don't suppose you have any referrals for me, do you?" Instead, expect the referral like it's the most natural thing in the world. With enough practice, it will be!

If people seem tentative, or they say they'll think about it, tell them you'll get back to them, and set a specific time to do so. Keep the appointment, even if it's just a phone call. Remind them that this is the way your business model works. You "get buys" with a little help from your friends.  Have you ever purchased a new car?  While you are sitting there filling out the paperwork, the salesperson hands you a sheet of paper asking for the names and contact information of five people.  You don't think anything about providing this information to the salesperson, why shouldn't you be doing the same thing.  I am sure if you put that piece of paper in with other documents your clients are completing, they won't have a problem giving you those names.

When you give someone your business card, be sure to give them two cards.  If they ask you why you are giving them two, say, one is for your wallet and one is to give a friend who may need my services. 

You can also use this language in the signature of your email, below your name and contact information. Every email becomes a mini-billboard, even when you're out of the office and have your auto-responder set.  Something to the effect, "there is no finer compliment than the referral of your friends and family"

One of the best referral generators I've heard of is simply a fresh fruit basket. A lender I have used, sends a lunch tray or fruit basket to the clients place of employment after the sale has closed.  The basket also has a supply of the agents and his business cards.  Unlike candy, which tends to get hoarded by the recipient, fruit has a built-in expiration date, so people keep it on display to share. He sends this fruit basket to his client's place of employment, which makes them feel special. When co-workers ask where it came from, the client simply says, "My realtor and loan officer gave it to me." This opens the door to many subsequent referrals.

The market has been seeing a welcome increase in sales and settlements however this week the sales are only slightly higher than last weeks marked decrease despite record low interest rates and improvements in the stock market it isn't as swift as we would like to see.  The welcome news this week for many sellers (and agents) was the increase in prices in many areas of Maryland.  People are preparing for the kids to return to school and take in the last great events of summer.  The number of new listings has remained stable we are seeing a slight increase in the number of homes going under contract and settling.  I'm surprised I'm not seeing more individuals making the decision to buy with so many great deals available.  Summer moves along too quickly and people will be on the move before the kids go back to school.  Now with the economic stimulus changes (up to $8000 in tax credits) and low interest rates it will be interesting to see how this all changes.  Overall, there has never been a better time to buy, than right now.

11 Best Days of Summer - The Maryland State Fair 2009

The 11 best days of summer are about to begin on August 28, 2009.  I don't know about you, but I've love the fair since I was a little kid.  The rides, the exhibits, the competition of local farmers and crafts people and so much more.  Not to mention the funnel cake and grilled sausage with peppers and onions.  Then to top it off Turkey Hill has an ice cream concession selling their delicious ice cream.  Then there are the animals, the equestrian competitions and the horse races.  And, through out the fair there are live performances by some great bands.  This year Boyz II Men, Gary Allen and Gavin McGraw are giving great performances. The fair runs every day until September 7, 2009. 

ADMISSION: Adult admission $8, Senior admission (62 & over) $6, Children (6 to 11) $3, children under 6 are admitted free. Rides are not included. Rides are individually priced.

RIDES: Tickets may be purchased at the Midway Ride Ticket Booths. Tickets are $1.25 each and each ride uses approximately 1-6 rides tickets. RIDE DISCOUNT TICKET SHEETS are also available at ride ticket booths: 50 ride tickets for $45.  Each year there are ride specials available on different days.

RIDEMANIA: Ridemania night is Thursday, August 27, 2009 and starts at 5PM.  Ride all night for just $15.  This year there will also be a walk around pass for those individuals who are not riding any rides. The walk around pass will be $4.  NO BULIDINGS WILL BE OPEN, just the Midway and rides.

WRISTBANDS: Ride Wristbands, for $20, will be available Friday, August 28, 2009 and Monday, August 31, 2009 through Thursday, September 3, 2009 (sold only from Noon to 6PM).  Ride wristbands can be purchased at the midway ride ticket booths.

FOOD LION RIDE COUPON:  $5 off coupon on wristbands, will be available, while supplies last, at participating Food Lion stores.  Please call Food Lion ahead of time to check coupon availability.  NOTE:  Food Lion Ride Coupon will ONLY be available for use on Friday, August 28, 2009 and Monday, August 31, 2009 through Thursday, September 3, 2009 (ride wristbands sold only from Noon to 6PM at Midway Ride Ticket Booths).  Food Lion coupons are NOT valid on Labor Day.

LABOR DAY RIDE SPECIAL:  Monday, September 7, 2009 from 10AM to 10PM.  Fairgoers pay $20 for a ride wristband, to ride an unlimited number of rides from 10AM to 10PM on Labor Day.  Fair admission is not included.

PARKING: Limited parking is available on the Fairgrounds for $3. Free parking is available at the Park and Ride location on Deereco Road west of the Fairgrounds. Parking is available on a first-come, first-served basis. Handicapped parking is available. Please see the fairgrounds parkers, and they will direct you to the appropriate and closest handicapped parking area. Because convenient parking is limited, fairgoers are encouraged to ride the Light Rail.

Home Prices on the Rise - Buyer's Jump Down off That Fence

The latest Standard and Poor's Home Price Index indicates that the housing market has made it's first gain in three years and the 2nd quarter shows close to 3% increase in home prices.   However, home prices are still well below where they were a year ago, but prices did increase in both May and June of this year.  This is all good news and hopefully it will continue. 

Individual areas will show different rates of increase or continue to decline.  The Sun Belt areas are still showing small declines while other parts of the country are seeing increases.  The area showing the largest increase in prices was in the Davenport-Moline- Rock Island area of Illinois and Iowa, where prices surged 30.6 percent to $113,200 from a year earlier. The second biggest jump was in the Cumberland metro area of Maryland and West Virginia, where prices rose 21.7 percent. The Elmira, New York, area had the third-biggest increase, where prices rose 11.3 percent.

Many buyers have been sitting on the sidelines waiting for the market to stabilize and home prices to stop their free fall.  For two straight months we have seen an increase in home prices in the Maryland market.  Interest rates dropping slightly this week as well, giving further indication that buyers should perhaps get off that fence and start looking for that home.  Home buyers should really think seriously about jumping in before that $8000 tax credit goes away December 1.

Five Guys does it again!!  They just opened a new location in Towson.  The new restaurant is located at 936 York Road, Towson, MD 21204 and is conveniently located just inside the beltway (I695) on York Road.  At first glance the restaurant looks small, but don't let that deceive you, there is plenty of seating inside and outside (on a nice day) for you to enjoy their amazing burgers and fries. 

Five Guys hasn't messed with their menu either.  They offer their signature burger, cheese burger and bacon cheeseburger and the same range of mini burgers, fresh french fried potatoes and hot dogs along with soda.  All are very reasonably priced.  When we go as a family, we get one large order of fries and share it between the three of us. 

If you haven't experienced a Five Guy's burger you are really missing out.  Their toppings are always free and you can have any choice of mayo, relish, onions, lettuce, pickles, tomatoes, grilled onions, grilled mushrooms, ketchup, jalapeno, green peppers, A-1 Sauce, BBQ Sauce and Hot Sauce. 

Five guys french fries are fried in fresh peanut oil and served in a cup and in a brown paper bag.  Shake some salt, pepper and malt vinegar over them and shake them up and you are good to go.  My Dad used to cook french fries like this and put them in a brown paper bag.  It reminds me of home.  The fries are amazing too. 

We went at 3:00 pm and there were a lot of people there enjoying the burgers and fries.
