Rismedia recently published an article entitled 5 Signs Your Selling Agent Isn't Right for You. I was inspired. It was an interesting article but I don't think it went far enough. There is a huge difference between a great selling agent and a mediocre or a bad one. And, a great selling agent can really make the sale of your home happen quickly and painlessly. A lot of sellers hire the first agent they meet but you should really interview at least 2 agents before you hire one to sell your home. After all selling your home is sometimes one of the biggest transactions of your life.
You should definitely check references and not just for the most recent sale but for ones that happened a while ago.
Your selling agent should be a full time agent or part of a team if they are part time. Selling a home is a full time job and takes dedication and focus.
A good selling agent will have advice for you about realistic improvements you can make to your home to get your home sold and also have knowledge about the market conditions and what it takes to get your home sold.
Commission rates are not all the same and you get what you pay for. Commission rates are the same as interest rates so don't be fooled into thinking the lowest commission will get your home sold. Remember the commission you pay customarily gets split between the agent that lists your home and the one that brings the buyer. You need to be competitive with what other homes being sold are offering.
Friend or Family Member
It's often better to go into business with someone you don't know personally. If disagreements arise or arguments happen do you really want to jeopardize a friendship over the sale of your home. Asking your friend for a referral of another agent might be the way to go and seeking out their advice along the way might be a better idea.
Be realistic and have realistic expectations. If you are thinking about selling your home be sure to get a realistic view of the current market conditions and don't be afraid to ask questions.
