You might think you can forgo the services of a Realtor while buying your home. You might think, oh, I'll just use the agent that has the home listed and the seller won't have to pay the commission for a buyer's agent and maybe he'll sell it for less. In this scenario, you would be wrong. The seller agrees to pay a certain amount for the sale of a home, the listing brokerage agrees to share a portion of that with the buyer's brokerage. So, if you don't have an agent the listing brokerage gets the whole amount.
The agent will act as your translator. They will guide you through the many legal forms and translate them into plain English. Buyers and sellers alike will tell you that the jargon is some kind of other language.
They'll be your advocate. A real estate agent's sole purpose is to represent your best interests in the transaction. The listing agent's sole purpose is to represent the seller's best interests in a transaction so they are not able to negotiate the best terms and price for you because they are negotiating the best price and terms for their seller. Your agent will make sure to make the right offer and protect your interests in the process.
They will assist you in scheduling a home tour. After the virtual tour, your agent can get you in the door and provide expertise, or, can guide you through the virtual process on how to purchase a home sight unseen. In the Covid world, very few listing agents are showing up to open doors for buyers on their own listings.
